It's the time of year in Northern Virginia when the leaves start to change, the days get shorter and we see a shift in the real estate market.  Buyer's who would snap up any home that came on the market in the summer will now take longer to make a decision and have more demands on sellers.

Here are 6 simple things for home sellers to remember.

Price it right - if it is overpriced it won't sell or you will get a low ball offer which might make your chances of successful negotiation harder.

Out with the old - clear out clutter, box up and store anything you don't need so buyers can envision their things in the house.

Refresh your curb appeal - pull out dead plants and add a splash of color with fall annuals.

Turn on the lights - you never know when a showing might be scheduled so don't leave prospective buyers in the dark.

Professional photographs - just as in turning on the lights make sure your Realtor® is hiring a professional photographer to show your house in the best light.  

Offer buyer incentives - sweeten the deal by providing closing cost help to the buyer.
